“Revising loan limit determinations.”
What has happened
- Partially done
Congress revised FHA loan limit determinations in two places in the 21st Century ROAD to Housing Act. Section 211 rewrote National Housing Act § 206A so that the multifamily dollar limits are indexed from July 2025 using the Census Bureau's Price Deflator Index of Multifamily Residential Units Under Construction (or a published alternative), required every adjustment to be printed in the Federal Register, and raised the statutory per-unit limits under §§ 207, 213, 220, 221, 231 and 234 roughly four-fold; it also ordered FHA to study whether the Commissioner has sufficient authority to raise multifamily limits further. Section 303 raised the Title I property-improvement and manufactured-home limits, let the Secretary set them by notice rather than regulation, and required the Secretary to develop or choose a new annual indexing method within a year. Not the whole ask: the single-family § 203(b) limit determination — the one the surrounding paragraph is about — was not touched, and HUD's 2026 single-family limits were announced under the existing formula.

Research notes
- HUD announced the 2026 single-family loan limits in the ordinary way (https://www.hud.gov/news/hud-no-25-145, undated on the page); that is the existing statutory formula operating, not a revision of it, and it is recorded here as a lead.
- Whether “loan limit determinations” in the Mandate’s list means only the single-family limits is the boundary this item turns on.
